Job Description: Operations Manager – Abu Dhabi
· Arabic Speaking is a must
· Maintaining excellent rapport and coordination with Management Staff.
· Generation of reports on all activities and update in relation to any arising concerns, issues or maintenance work required.
· As the Help Desk Officer, he will be available 24×7 to deal with emergencies outside working hours as required e.g. Floods, Fires and Accidents with RFM’s Head Office Support Team at the agreed response time
· Perform Help Desk Services – Provide primary point of contact service for all employee requests for Facilities-related help and assistance (including hot/cold calls, keys, furniture, repairs, box moves), managing conference rooms, conference room reservations, and conference equipment and deliveries.
· Vendor Negotiations & Management – Manage all third party service Contractors to ensure service delivery per the contractual terms and within pre – approved annual budgets. Negotiate new agreements and renewals on behalf of Company as/when needed.
· Manage warranties and defect liability administrations for Equipment.
Scheduling
· Scheduling daily, Weekly and Monthly operations facility management teams and maintenance of all the equipment
· Scheduling and managing manpower required for routine work and also ensure that all equipment records are being updated in terms of equipment history.
Monitoring
· Ensure on a day-to-day basis that each unit operates within the agreed manpower and the specified standards of facility maintenance activities
· Regularly monitor service and report to the client maintaining a close working relationship and excellent customer care.
· Maintaining awareness of the need for all to work safety and without risk, and to check and Safety procedures when viewing the site
· Keep up to date on materials and service in the best interest of the service
· Continuous periodic checks of toilets to ensure that the toilets are hygienically maintained to the highest international standards.
· Checking daily logs and reports maintained by housekeeping and technician.
Administrative
· Formulation and Implementation of Standard Operating Procedures for the above
· Review of technical issues
· Discussion with GE Management for reviewing the problems and resolving the issues related to Facilities
· Manage Conference / Meeting and Training Room requirements (snacks, consumables, IT equipment, timings, cleaning, etc.).
· Vendor Selection Process will be managed by the Facility Supervisor together with GE Facility Manager.
MEP
· To ensure operation of electrical systems are being carried out as per the standard procedures by the technicians
· Monitoring, allotments of job and monitoring activities of the technicians on the allotted jobs.
· Issuing of tools and materials to the technicians and ensure the work is carried out in a proper manner.
· Plan the next day’s activities / projects and to ensure all the material and tools are available.
· Ensure proper safety precaution are taken and to make sure permission has been obtained from the concerned management staff before carrying out break down calls and other repairs.
· Ensure the technician during his duty timing is following standard safety practices.
· Coordinate in preparing weekly maintenance schedules.
· Ensure the day scheduled activities are carried out and completed.
Other Scope
· On performance targets, with regards to creating new business
· Supervise and check all MEP according to the client’s requirements including the inspected condition of the machines.
· Plan and monitor the manpower requirements, tools & equipment, and materials required on site to carry out the work as planned
· Estimation of Proposals
· Submits monthly management reports according to what is inspected all throughout the month.
· Back up other Supervisor when they are on leave
Competencies: Fill in the skills and competencies you have
· Knowledgeable of checking proper installation of pipes based on the approved materials, shop drawing and project specification.
· Sufficient by doing the pre-commissioning, commissioning and testing of all AHU, FCU, Fans and disinfection of water tank which includes flushing of pipe systems and testing.
· Familiar of maintaining of all machines and equipment’s in the plants.
· Familiar with managing soft services such as Cleaning, Security, Landscaping etc.
· Experience: Your Degree and industries where you have been before
· A degree in BS
· Minimum 5years experience.
· Arabic Speaking is a must.
