The client is one of the fastest growing developers in the region, developing major projects across the UAE.

This role will have approximately 10 direct reports with the overall department consisting of 40+ professionals specialsing in various disciplines in design.

The position is a hands on role and will be expected to work closely with all levels of seniority addressing all scenarios that may arise throughout the delivery of the portfolio. Site visits will be regular with the DD expected to go to site 2-3 times a week.

This role is the link between design and construction and will work closely with the site teams throughout the delivery of the projects.

This position reports to the CDO & CEO

Scope

The Development Director will manage the entire design process from launching the project execution achieving design intenet.

Oversee design process during documentation, executes milestone deliverables, and manages cost and schedules, while ensuring contract compliance

Constant approach of having optimal staffing and achieve best in class ROI from the design development team

Primary project – wide responsibility for entitlements, approvals, design, construction, sales, process budgets, schedules, reporting and project implementation consistent with project business plan.

Complete the securing of all entitlements, approvals and permits as well as negotiating agreements with all required utility and service providers

Manage the design process with the teams with an emphasis on quality, value, engineering, cost reduction, on time delivery and maximising

Review and sign-off on the design documents at each of the design process and expedite all required internal approvals

Ensure vision and quality of project are maintained, and that the project is meeting all requirements of the approved business plan

Responsible for assembling detailed development budgets, schedules, and all supporting date in accordance with company procedures

Control the projects program to achieve milestone and resolve risk

Present each project at different stages (from schematic to IFC0 with all challenges and risks to the head of the department

Ensure that all designs are delivered on time and budget

Decision maker for all technical issues

Manage design possibilities and tasks to meet the design intent and budgets

Manage all disciplines (internal and external) to meet projects requirements from schematic to tender

Manage day to day the Design Managers and projects Managers

Manage and solve all technical site issues with the development team

Resource management

Manage Authorities submission

Track and maintain key contact performance dates, obligations and notices

Prepare, review and critique monthly/quarterly management reports and cost summaries
