JOB SUMMARY

The Rooms Maintenance Team Leader is responsible to provide technical, operational and administrative assistance to the Rooms Maintenance Supervisor on all Guestroom related issues. To install, maintain, perform preventative maintenance on, and recommend replacement of all MEP & Interior Decorative elements in the guestroom, floor corridor and elevator landings. Order, mark, and stock parts and supplies for all Guestrooms and guest contact areas, as needed. Assist to maintain inventory and purchase orders log. Inspect tools, fixtures and related equipment. Enter and locate work-related information using computers.

  • A Full Time position based at JW Marriott Marquis Dubai.

CANDIDATE PROFILE

Experience:

  • Minimum 3 years supervisory experience in Civil/Electro-Mechanical/Carpentry/Joinery works in a 5-star Hotel or equivalent

Skills and Knowledge

  • Demonstrated knowledge of maintenance and repair of physical structures of buildings and grounds; and inclusive the interior decorative elements
  • Good understanding of Building Code (both local and IBC) & an ability to Read and follow blueprints / shop drawings
  • Extensive Hands-on Civil/Electro-Mechanical/Carpentry & Joinery work experience, inclusive use of relevant Trade Tools & equipment
  • Proven experience leading a multi-disciplined technical team
  • Strong customer focus/perspective and relationship skills.
  • Strong verbal and written communication skills

Education or Certification

  • Diploma in Electrical & electronics/ Mechanical / Civil/Electro-Mechanical/Carpentry & Joinery or equivalent

SPECIFIC DUTIES

The following are specific responsibilities and contributions critical to the successful performance of the position:

    • Hands-on approach to direct and perform scheduled preventative maintenance and cleaning in guest rooms, to ensure superior guest service and product quality
    • Assist in conducting daily inspections of guestrooms and corridor areas to visually assess the condition of all interior Decorative elements and relating in-room services/appliances
  • To inspect work assignments to ensure that work is completed in a timely manner and within specifications
    • Effectively organize, train, and assign tasks to and follow-up with Rooms Team, to ensure maximum productivity
    • Assist to analyze room defect trends.
    • Record room preventative maintenance inspection scores into appropriate display or chart.
    • Log maintenance completed into log book and electronic tracking system for each room.
  • Coordinate with other departments to put rooms out of order and rooms needing refresh or cleaning.
    • To execute preventive maintenance duties as outlined in the Preventative Maintenance Program and follow and enforce procedures that ensure the security of inventory such as tools, supplies, equipment etc
  • To assist with replenishing Guestroom supplies and inventory in a timely and efficient manner, and minimize waste; and make sure building areas are prepared and made ready for the following day’s use
  • Ensure all the portable appliances in the room are PAT tested
    • Adhere to all company required purchasing policies and controls to stay within budget guidelines.
    • Follow prescribed safety procedures and emergency plans for personnel and equipment by the company and according to local laws and regulations.
    • Participate in effective energy management programs and efficient use of equipment and energy in the hotel.
    • In absence of Rooms Maintenance Supervisor, conducts a daily briefing with Rooms section team members on current key activities.
    • Anticipate and respond to guest issues and establish proactive processes to promote guest satisfaction.
    • Liaise with 3rd party vendors/contractors, as assigned
    • Maintaining a safe and hygienic work environment & performing related duties and special projects as assigned.
    • Ensuring all Team associates have the proper supplies, equipment and uniforms.
    • Establishes and maintains open, collaborative relationships with Team associates.
    • Ensures that regular on-going communication occurs with associates in order to create awareness of business objectives, communicate expectations and recognize performance.
  • Carry out senior Engineering Leadership instructions or other designated person of authority

  • Actively listen and respond positively to guest questions, concerns, and requests using brand or property specific process (e.g., LEARN, JW Symphony of Service) to resolve issues, delight, and build trust.
  • Assist other employees to ensure proper coverage and prompt guest service.
  • Anticipate guests’ service needs, including asking questions of guests to better understand their needs and watching/listening to guest preferences and acting on them whenever possible.
  • Address guests’ service needs in a professional, positive, and timely manner.
  • Engage guests in conversation regarding their stay, property services, and area attractions/offerings.
  • Thank guests with genuine appreciation and provide a fond farewell.
  • Welcome and acknowledge each and every guest with a smile, eye contact, and a friendly verbal greeting, using the guest’s name when possible.
  • Supply guests/residents with directions and information regarding property amenities, services, and hours of operation, and local areas of interest and activities.

Communication

  • Answer telephones using appropriate etiquette including answering the phone within 3 rings, answering with a smile in one’s voice, using the callers’ name, transferring calls to appropriate person/department, requesting permission before placing the caller on hold, taking and relaying messages, and allowing the caller to end the call.
  • Speak to guests and co-workers using clear, appropriate and professional language.
  • Talk with and listen to other employees to effectively exchange information.
